What does it take to buy a franchise?

If you think that you have to be some business-guru or super-investor then you are probably mistaken.

I got the opportunity to sit down and Interview Sandy Ferrera, the CEO of All County Franchise, and she told me a bit about what she looks for in an ideal-franchisee. To my surprise she said that she actually prefers when franchisees don’t have experience, because they are a lot easier to train to run the All County business system.

I think everybody wants to know what makes the ideal franchisee, who’s the best candidate. And obviously we have done a lot of research trying to identify what and who and how to market. But I think there’s an underlying theme, and the underlying theme is you either have an interest in real estate or you already own real estate. It’s one or the other. Because many of our franchisees have no real estate background whatsoever but they were always interested in real estate. And we have IBM recruiters, we have a rocket scientist, but that thread that ties them all together is that little spark of real estate.

So you don’t have to have experience, you don’t have to have knowledge. But I do think that to be successful you have to have a desire and you have to pick something that you could see yourself enjoying. As I’ve said before, this business isn’t for everybody. It’s not a sexy business. I say, “I’m in property management,” and people say, “Ah, you mow lawns?” And I say, “No, we rent homes.”

I think that we can take just about anybody and make them successful if they’re willing to follow a plan and they have a desire. And I think that’s the two key elements. If you will follow the plan we give you and you really want to be successful you’re going to be successful. But if you’re going to argue the point, say, “No, I want to do it this way,” or “No, I want to go that way,” it’s going to be far more difficult for us to support you and make you successful, and it’s going to be a lot harder for you to get there. Because we’ve run into the brick walls, we know how bad it hurts when you hit them. It’s not worth repeating that.

And we do have franchisees that will go and try different things and our motto is, “That’s great! After you’ve done what we have told you to do let’s try some of these other things because that’s how we learn, that’s how we grow.” And they may be successful, but let’s do the things that we know are going to make you successful and then we’ll try those other things.

So desire, ability to follow a plan. That’s really the two key ingredients.

Do you need experience to succeed as a franchisee?

Sandy Ferrera:

Actually I prefer if you don’t have any experience. It’s far easier to train you in our methods if you have no experience than to try to retrain somebody who has preconceived ideas and notions. I know that what we do works. We’re set up for high volume. People say, “What’s the ceiling?” Well, there is no ceiling, I haven’t hit it yet. If there is a ceiling I don’t know what that number is because we are set up to do high volume. So it is a lot easier for us to take somebody who’s never property management on a large level and who doesn’t have any baggage with them to train them our ways and get them on the correct path to success.
