There is a lot of customer-service involved and a seemingly endless amount of ‘putting out fires’, but the reward is a nest egg of secure and long-term passive income that pays you back every single month.

Our franchise model is not going to be right for everybody. We have a huge human aspect. We’re dealing with people’s every day lives, and that’s difficult for some. If you enjoy real estate, if you enjoy the investing part of it it’s a great business. And if you can really look at yourself as the asset manager or the liaison between the investor and the resident then it can be a very lucrative business. If you’re one of those individuals that’s very emotional, this may not be the business for you.

Whether you’re looking at our concept or you’re looking at another concept or you’re thinking about doing something on your own, the most important thing is to talk to the people that have done it before to gain as much knowledge as you can. And realize that sometimes it’s a lot easier to do it and pattern it if you have somebody there that’s giving you the playbook. If you’re trying to invent the wheel yourself it’s a lot harder to get to where you want to go.

So whether it’s All County or something else, my recommendation is do your homework, research it. And whatever you decide to do, surround yourself with great professionals that can help you to get to where you want to go.

So somebody asked me the question of, “Should I do this? I’m nervous.” My feeling is that we all have fears. If you don’t have any fears about success or failure I probably don’t want you as a franchisee because we all have fears, that’s natural, that’s what drives us. And we’re a different concept. We in the early days set out to grow a business and what we’ve done is we’ve really grown a family. Yes, we have successful franchisees, but they’ve become a part of us.

And what really sets us apart are our franchisees. If you talk to them, they’re an amazing bunch. They will share anything with you. They’ve had dinner with us, they’ve stayed at our house, we’ve stayed at theirs. And they’re really there to help one another succeed. And if you read the FDD, it’s very clear about support. Last night we went through a major upgrade on our software and at eight o’clock I had franchisees texting my cell phone that needed assistance, and we were there to assist. There’s no extra charge for that. We want them to be successful, and I think that in order to have that occur you really need the right nurturing environment. And training is paramount, you got to have the tools, you got to have the knowledge. This is a business that has many different facets and it’s hard to know everything you need to know. So you want to have somebody that you can reach out to, you want to know that there’s somebody there if you needed something. And I think that when you talk to our franchisees and when you meet them that really comes across loud and clear. I mean just really a super, super group of individuals. We’re very fortunate.

A Corporate Business that isn’t soul-sucking?

When you think of ‘property management’ or ‘corporate franchise’ the word family probably isn’t the first thing that comes to mind.

Everyone has heard the horror stories involving a poor experience with a property manager that doesn’t seem to care about anyone but themselves… And don’t get me started on the stuck-up, business-suit, spreadsheets & graphs stereotype that comes to mind when you mention the word “corporate”.

But when I asked CEO Sandy Ferrera what she thought about the All County Franchisees, I was in awe of her response.

ALL COUNTY CELEBRATES 50th FRANCHISE LOCATION

[St. Petersburg, Fla., August 6, 2018] All County Franchise, a property management service provider offering leasing, tenant screening, rent collection, and maintenance services for residential rental properties, is celebrating the opening of its 50th location this month.

All County was started by Sandy Ferrera back in 1990, as a single mother raising two boys. 18 years later, All County began franchising in 2008. Growing multi-directionally, Ferrera has presided over the rise of a nation-wide property management service provider, now staffed by a team of over 90 franchise operators, and hundreds of office staff.
