Sandy Ferrera: The Vision Begins (1990)
After building a successful career in traditional real estate, Sandy saw something most people overlooked. While home buying and selling thrived, property management was underserved, often treated as an afterthought—despite rental properties being among the most valuable assets families and investors will ever own.
As a single mom, the primary breadwinner, and an investor herself, Sandy understood what property owners needed because she lived it. She knew the stress of protecting an investment, handling repairs, screening tenants, and ensuring a rental property remained profitable year after year.
So in 1990, Sandy founded All County® with a clear mission: Raise the standard of property management through structure, service, and integrity.
Scott McPherson Joins the Mission (2002)
In 2002, after working with a competitor, Scott McPherson joined Sandy, and the company entered a new era of growth.
Together, Sandy and Scott worked side by side, scaling All County into the largest property management company in Florida. Their partnership blended Sandy’s visionary leadership and deep industry knowledge with Scott’s operational strength, systems focus, and drive to expand.
The Challenge of Growth and the Birth of the Franchise (2008)
As All County expanded into new counties and new markets, Sandy and Scott discovered a major truth about property management:
Growth means nothing if service gets diluted.
They realized that no matter how strong their systems were, they were still just two people—and property management is personal. Owners need someone local who cares. Tenants need responsiveness. Vendors need accountability. Communities need stability.
So in 2008, Sandy and Scott launched the All County® Franchise to solve the problem the right way:
By putting passionate, values-driven people into business—people who could serve their communities with excellence while being supported by proven systems and decades of experience.
Today: A Nationwide Network—and a Business Family
Nearly two decades later, All County® has grown into a nationwide brand spanning more than 26 states—with an extensive network of franchise owners and teams committed to protecting investments, serving residents, and raising industry standards.
But what Sandy and Scott are most proud of isn’t just growth.
